From Meteorologist to Note Investor: Ben Leg’s Journey to Financial Freedom with Land Note Investing

For Ben Leg, success in real estate didn’t come with a flash of lightning or a sudden windfall. As a former TV weatherman in South Louisiana, Ben knew that the most significant changes often develop gradually, building momentum over time. His transition from forecasting the weather to forecasting financial success through land notes is a testament to the power of learning from experts and joining the right community.

Trading Weather Maps for Land Maps

After spending five years as a television meteorologist, Ben felt called to explore new horizons in real estate. Together with his business partner Greg Phillips, he ventured into land investing, focusing on properties in Virginia, the Carolinas, and South Louisiana. However, while they were finding success in land deals, they knew there had to be a better way to build lasting wealth.

“We started backward,” Ben explains. “Greg and I first established what our vision for our lives was, and then we looked for a business model that would support that vision. That’s when we discovered the power of notes.”

The Turning Point: Discovering NoteSchool

About four years ago, Ben and Greg met Eddie Speed at a high-end real estate mastermind event. That encounter would prove transformative for their business. Despite having 15 years of experience in land investing, they realized they didn’t fully understand the potential of notes.

“I didn’t really understand what a note was, not the way that I do now,” Ben admits. “We didn’t understand the six components of a note, how to sell notes, or even what hypothecation was. Being around Eddie and NoteSchool has helped us tremendously in creating a better, more stable portfolio.”

“We now go and spend big money to buy really nice dirt,” Ben shares. “It’s actually safer because you control a better product and a better asset, which in turn gives you a better borrower. This filters all the way down through the type of paper you get and the type of note you can produce.”

One of the most significant advantages Ben discovered through NoteSchool was the difference between being a landlord and being the bank. While many real estate investors struggle with rising expenses eating into their rental income, Ben’s note portfolio provides steady, predictable returns without the headaches of property management.

“We have about 200 notes now,” Ben explains. “If we had 200 rentals, we’d need an entire staff to manage them. With notes, we have one team member, Leslie, who manages everything efficiently. The management is significantly less intensive.”

Beyond the financial benefits, Ben finds deep satisfaction in helping others achieve their dreams of land ownership. “Land is sacred to the buyer,” he reflects. “I asked one borrower why he was buying the property, and he said, ‘I’m buying this for my future, for my family.’ That’s when it dawned on me – how do you default on your future?”
