When successful veterinarian Dr. Gary Nye first heard about note investing at his local REIA meeting, something clicked. After years of exploring traditional real estate investment options, he discovered a path that would not only help him deploy his hard-earned assets but also create a lasting legacy for his children.
A Specialist’s Journey to Note Investing
As a veterinary specialist with over 36 years of experience, Dr. Nye and his wife run a thriving practice in Springfield, Missouri. While their conventional and natural medicine practices were flourishing, Gary knew he needed to diversify his investments. Traditional rental properties didn’t appeal to him, and he was searching for something different.
“When I first had that presentation, it just clicked and felt right,” Dr. Nye recalls. “I could see where it could be taken.” In May 2021, during the height of the pandemic, he took the leap and joined NoteSchool.
Finding the Right Balance
As a busy medical professional, Dr. Nye faced the common challenge of balancing a demanding career with investment opportunities. He needed a solution that wouldn’t become a time sink while still providing substantial returns. This led him to NoteSchool’s “Done For You” program, which allowed him to leverage the expertise and back-office operations of seasoned professionals.
“With my work schedule, I would not have probably taken on a non-performing note on my own,” Dr. Nye explains. “When you guys came out with that program, it opened up avenues for me with assets to deploy and being able to stick my toe into that side of the business.”
From Performing to Non-Performing Notes
After success with performing notes, Dr. Nye decided to expand his portfolio into non-performing notes. His approach was methodical and focused on key criteria:
- Investment-to-Value ratio
- Total legal collectible amount
- Property location and quality
- Neighborhood characteristics
Working with NoteSchool’s trade desk, particularly with Charles, provided the confidence and expertise needed to navigate more complex deals. “Charles brings a calmness to the equation,” Dr. Nye shares. “He talks me through things so that I have that sense of calm. We’re essentially renting their experience.”
Building a Family Legacy
Perhaps the most inspiring aspect of Dr. Nye’s journey is his commitment to creating generational wealth through education. His 19-year-old son Kirby has already obtained his real estate license and is actively learning the note business alongside his father.
“It was very clear that was the best decision I could make for trying to deploy assets and diversifying what we’ve got invested,” Dr. Nye explains. “I wanted to really provide both my sons the knowledge—teach them to fish rather than just handing them an inheritance.”
Kirby, who attended his first NoteSchool event at age 17, shares his father’s passion: “I don’t want to be stuck at a nine-to-five job the rest of my life. I want to feel like I have done something with my time here, especially to help out my future family.”

Lessons Learned and Advice for Others
Dr. Nye emphasizes the importance of proper education and training: “NoteSchool is kind of the Harvard of the real estate note business. If you want to do it right, you really should invest in the training.”

“I probably wasted more time than I should have trying several different things,” Dr. Nye reflects. “The past summer Summit really gave me clarity. I’m producing assets well as a veterinarian—that’s where my expertise is. I need to continue to do that and deploy those assets rather than trying to chase some of the other options.”
