Why Notes Are Better Than Rentals: Korin Binder’s Journey to Building Generational Wealth

For Korin Binder, the journey to becoming a note investor wasn’t a straight path. After starting her career in the fashion industry and later transitioning to real estate, she discovered an investment strategy that would transform her approach to building wealth and securing her family’s financial future.

A Career of Transitions

Korin’s professional journey began in fashion merchandising, where she built a successful career until industry consolidation forced her to reevaluate her path. Having moved frequently throughout her life and maintaining a home office, real estate seemed like a natural transition. In 2006, she earned her real estate license and began helping others find their dream homes.

The Rental Property Wake-Up Call

Like many real estate professionals, Korin knew she needed to invest in her future. After discovering she couldn’t cash flow properties in her home state of Texas, she ventured out of state and purchased a duplex that promised a 22% return on investment. However, the reality of long-distance property management quickly became a nightmare.

“I went through three property management companies,” Korin recalls. “They never got a tenant. I had to find one myself. Vagrants were living on the front porch, things were stolen from the property, and I was waking up every morning at 3 AM worried about it.”

After just four months, her husband suggested selling the property—a decision that would ultimately lead her to a much better investment strategy.

The Note School Discovery

Seeking a more passive investment approach, Korin contacted an old friend in multifamily investing, Emily Courtright. To her surprise, Emily had transitioned much of her portfolio into notes and was now generating over $10,000 in monthly cash flow through note investing.

“I didn’t even know notes were a thing,” Korin admits. “The next weekend was NoteSchool’s three-day event, and I was able to attend. I was in awe because I had never heard about this opportunity before. I knew fate had brought me there.”

After completing NoteSchool’s three-day training, Korin took systematic steps to begin her note-investing journey. She transferred her IRA to Quest Trust to enable note purchases and waited for the right opportunity. Her patience paid off when she found her first note—a performing note in Harvey, Illinois, which she purchased for $30,700.

The numbers tell the story: The note generates $391 in monthly payments and will collect nearly $75,000 over 191 months—almost 2.5 times her initial investment. Best of all, she’s the lender, not the landlord, eliminating the headaches she experienced with rental property management.

Leveraging Resources for Growth

As a licensed appraiser in Texas, Korin has access to a unique network of female appraisers who are feeling the impact of higher interest rates and reduced refinancing activity. She’s already conducted multiple Zoom calls reaching about 60 appraisers, and building a database of potential passive investors interested in note opportunities.

“I have a huge database of people I know and a lot of investors that I would like to share this with,” Korin explains. “That’s partly how I’m going to fund moving forward and buying more notes.”

Building a Legacy

For Korin, note investing isn’t just about creating retirement income—it’s about building a legacy for her children and grandchildren. “I want to be able to pass something off to them,” she says. “It’s really important to me to demonstrate how I can take care of everything when I retire and show them by example how to get in position to retire well.”
