- Check the Logbook: Just as he reviews an aircraft’s maintenance history, Tom meticulously studies the servicer notes and payment history of potential note investments.
- Evaluate the Asset: Similar to his aircraft exterior inspections, Tom carefully assesses properties through available photos, Google Street View, and other resources to gauge pride of ownership.
- Risk Assessment: Drawing on his pilot’s instinct for safety, Tom weighs the “redeeming versus un-redeeming factors” of each investment, ensuring the positive factors substantially outweigh any concerns.
Building a Passive Portfolio
Today, Tom has assembled a portfolio of performing notes that delivers consistent monthly income with minimal hands-on management. “For the vast majority of my notes, they pay on time, the check or ACH goes into my account, and I just go about my business,” he explains. “It’s a one-time transaction that I just keep an eye on, just like sitting in the cockpit watching the instruments.”
When challenges do arise, Tom relies on the same methodical approach he used in aviation: “We’ve prepared for this. Since we bought the property at a discount and properly planned, we’re still in a strong position – just like considering an emergency landing, we have procedures in place for a safe outcome.”
